This 8-storey multi-unit residential building provides a boutique co-living experience to Toronto’s downtown core. The co-living concept functions as a hybrid of residential typologies integrating aspects of student housing, hotels and other co-habitation models. The concept is intended to foster community and formalize the informal practice of living with roommates. Planned and designed as a conventional apartment building, tenants will be able to rent private micro suites or shared suites with access to common kitchens, washrooms, living areas and amenities.

The massing of this mid-block proposal is guided by mid-rise design guidelines with additional access to light and air provided to the interior of the floorplate by two lightwells. The lightwells allow single and double storey units to have multiple exposures increasing dwelling unit density on the site.
