This mid-rise proposal along Kingston Road in Toronto’s east end takes an underdeveloped site and proposes 9 storeys of mixed-use density. The site sits near the intersection of St Clair Ave East and Kingston Rd, presenting a strong case for densification. The design is defined by deep inset balconies that modulate the massing into bays while providing private and protected outdoor space for suites facing an otherwise busy street. In accordance to mid-rise design guidelines, the massing is stepped at the rear to transition to neighboring low-rise neighborhoods
